    Position Title: Field Observer

    Job Description 
    The Field Observer observes construction projects at various states of construction for commercial, single and multi-family projects (focus is on the building envelope and rated assemblies). The observations include examining techniques used and ensure that the project(s) follows design details and manufacturing directions / requirements, codes. This position requires extensive knowledge of detailed design and understanding manufacturers installation requirements that are the standards and practices through on-the-job training or formal education.

    This position offers flexible daily work schedules, supportive team environment, and the ability to grow within the organization for the right individual.

    Job Responsibilities
    • Field work (third party observer) at commercial and residential construction sites.
    o Documents and reports inspection findings and construction activities including:
     Identifies problems regarding incorrect installation of building products
     Creates actions items
     Follow up on open action items to closure
     Summarizes on-site communications though the ABCO report format
     Reviews Site Safety
    • Local and out-of-state travel (two- to three-day trips; three to four times a month).
    • Work with plans, specifications and project budgets.
    • Makes responsible decisions in the field for the required work to be accomplished.

    Requirements:
    • Minimum of 5 years progressive construction, engineering, or consulting fields.
    • Knowledge of design documents, manufactures’ specifications, and local building code.
    • Must be willing to travel up to several days at a time (local and out of state).
    • Excellent verbal and written communication skills and ability to interface with client customers in a positive, professional manner.
    • Self-starter and able to work in teams.
    • Must possess and apply good judgement to effectively assess and recommend solutions in day-to-day activities and emergency situations
    • Knowledge of MS Word.
    • Ability to understand and follow details of construction documents.
    • Knowledge of water intrusion/moisture management in buildings a plus.
    • Industry professional (ICC + other) certs required or ability to complete within 90 days of hire.
    • Must be able to pass a background check and motor vehicle driving history check.

    Work Environment:
    • Ability to stand and walk for long periods of time on rough terrain
    • Ascend / descend ladders / scaffolding, stairs
    • PPE is required for all construction sites (hard hat, safety boots, reflector vest [supplied]). Casual but professional appearance (jeans, button down long or short-sleeve shirt).

    Compensation range for this position is $30.00-$35.00/hour based on experience. This position is in the Denver Metro area (no telecommuters).

    Utilize industry developed certification curriculum and student competency profiles for instructional area(s) being taught and develop a student management system for competency-based learning.
    Provide and manage learning activities (as much as possible) so they provide and represent skills performed in the occupation.

    Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon.

    Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.

    Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.

    Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.

    Must be knowledgeable of inventory levels of spare parts and supplies and inform senior maintenance technician of shortages.

    Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.

    Performs any additional duties assigned by senior maintenance technician and manager.

    Read and interpret plans, details, specifications, and other contract documents. Recognize and report any deviations from the contract documents.

    Attend and conduct meetings to gain insight of the project prior to construction, progress updates and other project related meetings.
    Measure and scale distances along with competent math skills to provide accurate documentation of work completed.

    Capable of lifting and handling 50+ pounds
    Knowledge of typical construction practices, KDOT and/or MoDOT specifications and ability to learn on the job through observation of others and asking questions.

    • Gather field data and dimensions, describe measures needed in written and oral form. This includes taking pictures and creating drawings that accurately depict the home.
    • Read and implement program requirements, guidance and specifications as stated in the Weatherization Assistance Program guidelines.
    • Communicate with contractors, clients and staff.
    • Use technology which includes computers, smartphones, email, and software programs that include Microsoft Office (Word and Excel) and Adobe Acrobat.
    • Be respectful toward clients, their homes, contractors and staff.
    • Self-sufficient, have time management skills, and function without continual supervision.
